Foundation Crack Repair and Crack Injection in Michigan

Local Michigan Experts in Foundation Crack Repair and Professional Crack Injection

A new crack in the wall of your basement isn't just unsightly. It may also lead to long term flooding and leaking basement issues, or even allow toxic radon gas into your home. Fixing foundation cracks and basement cracks doesn't have to be a stressful ordeal. We've helped thousands of homeowners fix basement cracks for good with professional crack injection services.

Professional crack injection is one of the most reliable and long-term ways to fix cracks in your basement walls or foundation. While it's tempting to simply cover the crack with sealant or something similar, this won't actually resolve the problem. Our polyurethane crack injection process actually fills the void completely, instead of just covering it up. This will stop moisture, radon gas, and other things from getting into your home.

At StayDry Waterproofing, we can assess the cause of foundation cracks in a no-pressure consultation and make recommendations for the most effective repair solutions. But don't just take our word for it! See what our customers have to say! If you're wondering how to address cracks in your basement or foundation, get in touch with us at 1-800-782-9379 today or schedule a free estimate online

Foundation Crack Repair Services

Your basement is surrounded by many exterior pressures, and even the slightest changes can cause cracks in the walls of your basement and long-term problems. Poured concrete foundations are notorious for their tendency to develop cracks. If left unchecked, these cracks can expand and become easy targets for water penetration.

We have seen this happen to thousands of homes and businesses. But we have a simple and long-lasting solution. We use a high-pressure injection tool to inject polyurethane into the void, which then expands all the way through the crack, from the exterior to the interior. This not only eliminates the crack from view, but also stops the associated problems, like moisture intrusion, stability issues, or even pest intrusion.

How Does Crack Injection Work?

Polyurethane crack injection is a straightforward and reliable way to fix cracks in your basement or foundation long-term. This solution isn't right for all types of cracks or damage to basement walls or foundations, however; it won't be right for large cracks where walls are visibly buckling or coming apart. If this is the case, we can recommend other solutions that will protect the integrity of your home, like Fortress Stabilization Systems.

If the crack in the wall or foundation is allowing moisture in or causing other issues, but hasn't disrupted the stability of the home, it might be the perfect candidate for injection crack repair. Here's how the process works:

  • Assessment: Our experts will assess the crack during a free consultation at your home, and determine whether or not crack injection services will be an effective long-term solution. We'll give you an estimate and, if you decide to move forward, choose a date to get started.
  • Sealing the crack: First, we cover the crack with a tough sealant, which will stop the polyurethane from leaking out of the crack, and allow the material to expand into the void and fill it.
  • Entry points: Then, we'll make entry points into the wall at a 45 degree angle, and install nozzles for the polyurethane injector to connect to. This will allow the polyurethane to get fully into the void and completely fill it.
  • Polyurethane injection: We'll use these connectors to inject polyurethane into the crack. After a few minutes, the material will start to expand, and you may see excess material appearing at the entry points or the top or bottom of the crack. This means it's working!
  • Completion: With the polyurethane in place, the crack is filled! After a few days, you'll be able to easily remove the nozzles at the entry points and paint or cover the wall, if needed.

Our foundation crack repair services come with a lifetime warranty, so you can rest easy knowing that the crack is completely fixed.

Types of Foundation Cracks We Repair

Basement cracks are typical, and it's important to understand the different types of cracks you may find in your home and what causes them. Some cracks are generally harmless, while others can indicate much bigger problems.

Vertical Foundation Wall Cracks

Vertical foundation wall cracks are often caused by the normal process of the settling of the house. If you notice them widening over time or leaking water, then they need to be addressed immediately.

Horizontal Foundation Wall Cracks

Horizontal foundation wall cracks can look like a straight line, or a stair-step-like pattern, and it most often means there's structural instability, likely from a lot of pressure from overly saturated soil pushing on the wall. In these instances, professional examination and reinforcement are necessary.

Diagonal Foundation Wall Cracks

Diagonal foundation wall cracks can be a sign that the house has settled unevenly or that the foundation has shifted. These should also be properly sealed to prevent moisture from entering your home.

Hairline Concrete Cracks

Hairline concrete cracks are also often caused by the settling process of the house. They are usually less than ⅛ inch wide and are not typically a cause for concern.

Shrinkage Cracks in Poured Concrete

Shrinkage cracks in poured concrete form during curing and drying. Although these are shallow cracks, they must be properly sealed to prevent moisture from entering your home.

Non-Structural Wall Cracks

Non-structural wall cracks that are causing leaks still need to be sealed as soon as possible to avoid mold growth and interior damage to your home.

Any cracks allowing water seepage or radon entry should be assessed by one of our experts. Any crack that is more than ¼ inch wide could be a serious threat to the integrity and stability of the foundation wall.

Foundation Crack Repair FAQs

There are some cracks that you can seal yourself, like hairline or non-structural cracks that are leaking. If you have foundation cracks that are over ¼ inch wide or keep widening over time, they should be sealed by a professional. Our crack repair services don't just seal the surface; they seal the crack from the inside out.
Pricing starts around $475 per crack for minor, easily accessible repairs and can climb to $1,200 or more for difficult locations or severe damage.
Cracks that are up to ¼ inch wide need to be repaired with our crack injection method. If the crack is wider or if the wall is also bowing or moving, it will require structural reinforcement by a professional.
You should take foundation cracks seriously if you notice:
  • Any water or moisture leaking from the crack
  • The crack is wider than ¼ inch wide
  • The wall is bowing or shifting
  • The crack continues to grow over time
  • If it's a horizontal crack or a stair-step crack
Polyurethane injection is one of the most effective methods to fill a crack because it seals it from the inside out. If it's a structural or deeper crack, you'll need professional restabilization to prevent more damage.
There are several causes of foundation cracks, including the natural setting of the house and improper soil compaction during the foundation construction. Another common cause is poor drainage around the foundation, which causes the soil to become oversaturated. During the winter, that oversaturated soil goes through multiple freeze-thaw cycles where the water in the soil freezes (contracts) and thaws (expands), putting immense pressure on the foundation wall and causing it to crack.
To help prevent foundation cracks, it's important to ensure that water isn't pooling around the foundation of your home. You may need to assess the grading and drainage systems of your home to make sure water is flowing where it should be on your property. Additionally, keep your gutters clear and downspouts long enough to drain water away from your foundation.
If you suspect that you have foundation cracks, but don't see any, some common warning signs include:
  • Water seepage after heavy rain or snowmelt
  • White powder (efflorescence) on concrete walls
  • "Musty" or "mildew" odor in the basement
  • Peeling paint or damp drywall
If you notice any of these signs, but can't see any cracks, be sure to check behind furniture and along the bottom of the wall. Our professionals can also conduct a free basement inspection to identify the source of the issue.
Foundation cracks are typically categorized as:
  • Vertical cracks - usually caused by the normal settling process
  • Horizontal cracks - typically indicate structural problems
  • Diagonal cracks - usually caused by uneven settling
  • Stair-step cracks - very common in block foundations and indicate uneven settling; also indicate structural problems
  • Shrinkage cracks - formed during concrete curing and drying
  • Hairline cracks - most often cosmetic, but must be monitored to see if it continues to widen
